An OC isn't just budgets, buildings and legislation. It's people making decisions together. Engineered Strata combines structured property management with a genuine understanding of communication, relationships and human behaviour.

Why a psychologist and an engineer run a strata company.

Most strata problems aren't technical. The leak is easy. The hard part is a committee of five people with different budgets, different tolerances for risk, and a group chat that's gone quiet. Managing an Owners Corporation well means managing both.

That's the pairing behind Engineered Strata. One of us thinks in structures, schedules and failure modes. The other thinks in how people decide, what they need to hear, and how a meeting goes wrong. Together it means a maintenance plan the committee actually agrees to, minutes people read, and disputes that end in a letter rather than at VCAT.

Why "engineered"

Most committees don't leave a manager because of one big failure. They leave because of a hundred small ones: minutes that arrive months late, an insurance renewal nobody mentioned, a levy notice with a disbursement schedule that grows every year.

We built Engineered Strata around the opposite habit. Every building gets a maintenance plan, a reporting schedule the committee sets, a named contact who knows the building, and a single fixed fee agreed in writing before we start. You see what we see, when we see it. See how an issue moves through the building.

Where we work

We are based in Melbourne and manage Owners Corporations across Victoria. We also manage plans in two other states, each under its own legislation and terminology.

Who holds your money

The Owners Corporation's funds sit in accounts in the Owners Corporation's name, not ours. The committee has visibility of balances and transactions, and every quarterly report reconciles to the bank statement.
